A clear summary of what you are buying, how the calendar works, how costs are shared, and how Selara manages the home.

What a Selara share is

When you buy with Selara, you are buying real equity in the legal entity that owns the home. This is not a timeshare, a lease, or a right-to-use arrangement. It is ownership.

Your share can be kept, sold, transferred, or passed on to your family. You participate in the value of the home, including any change in value over time.

Premium and standard shares

Premium Share

The same 1/8 ownership, with guaranteed access to Pesach and Sukkot each year. A higher entry price reflects this permanent calendar right.

Standard Share

The same 1/8 ownership, at a lower entry price. Holiday access is assigned through a fair annual process based on your preferences.

Both share types include approximately 45 nights per year, the same 1/8 share of operating costs, and participation in sale proceeds based on ownership economics.

How the calendar works

Holiday allocation. Each year, owners rank the holidays that matter most to them. If more than one owner wants the same holiday, priority goes to the person who missed out most recently. Over time, the system ensures fair distribution.

Open-calendar booking. Outside of holidays, owners book available dates through the app. The first three rounds of booking are structured — one trip per round, with a two-week window for all owners to participate. After that, the calendar opens fully.

Last-minute stays. Dates within 30 days are always available to book freely, with no restrictions.

Operating costs

Annual operating costs — cleaning, maintenance, property management, insurance, and utilities — are shared equally among all co-owners. Each owner pays their 1/8 share, regardless of share type. Costs are transparent and reported regularly.

Resale and transfer

Your share is a real asset. It can be sold on the secondary market, transferred to another person, or passed on to your heirs. Existing co-owners typically hold a right of first refusal before a share is offered externally.

Stewardship and management

Between stays, Selara handles everything: cleaning, restocking, maintenance, inspections, and preparation for the next arrival. Day-to-day oversight of the property is fully managed so that ownership feels calm, clear, and dependable.
